This site is located at Bertam, Kepala Batas, approximately 20km south west from Penang Bridge and Ferry Terminal.

The directions given to us for planning this township was to create the Malaysian Silicon Valley with a huge high-tech industry zone as the major financial core of the city. Furthermore we needed to provide enough residential units to cater for the education hub planned by the government at the neighboring lots.

After the first meeting we had upon winning the first prize, the following meetings were called off due to the lack of financial backing from the government. The client promised once the funding is provided, the project will proceed as planned. We have not received a call since.

There are 3 major roads running across the township that connect the southern main road to the core of the city. These 3 were the initial lines that created the grid of the city from there.

The central lake was also a very important element in the design pulling together all the buildings and other activities of this city. In other words, if the central lake was not there, the city would not seem to appear as a single unit.

In order to make the project feasible, we proposed a 3 phase construction period. The first was the major infra work along with the main residential units that serve the education facilities. Second was introducing the medium-cost housing and finally the higher-end units and other city elements.
